Do I need flood insurance in Arizona?
Standard Arizona homeowners policies do NOT cover flood damage. If your property is in FEMA flood zones AE, VE, or you’re near a wash, you’ll need a separate NFIP or private flood policy. Even in low-risk zones, monsoon flash floods are common — flood insurance runs $400–$700/year for most Scottsdale and Phoenix homes.
Does homeowners insurance cover monsoon damage?
Yes for wind, hail, and windblown debris — those are covered by standard HO-3 policies. But flood water and mudflow from monsoon rains are NOT covered without a separate flood policy. Roof damage from wind IS covered, subject to your deductible.
What’s the minimum auto insurance required in Arizona?
Arizona requires 25/50/15: $25,000 bodily injury per person, $50,000 per accident, and $15,000 property damage. Does homeowners insurance cover my pool?

If your household net worth is over $500K, or you have teenage drivers, a pool, or rental property, umbrella coverage is a smart layer. It kicks in above your auto and home liability limits. $1M in umbrella coverage typically runs $200–$400/year — cheap relative to what it protects.
What’s the difference between a Business Owner’s Policy (BOP) and General Liability?
General Liability covers third-party bodily injury and property damage claims. A BOP bundles GL with commercial property (your building, equipment, inventory) plus business income coverage into one policy — usually 20–30% cheaper than buying them separately. Most small AZ businesses under $5M revenue qualify for a BOP.
