North Scottsdale (85255, 85262, 85266) takes the hardest hit from monsoon wind events. The newer-construction tile roofs in DC Ranch, Grayhawk, and Troon are vulnerable to 60-plus mph gusts that lift and crack tiles in a way that does not always look like obvious damage from the ground. We see most insurers settle these tile claims at the actual cash value of the damaged tiles, which is rarely enough to match the whole roof. - Assuming flood damage from a flash flood is covered under home insurance. It is not. You need a separate NFIP flood policy, which has a 30-day waiting period before it takes effect.
